House Ranker
A shortlist tool for house hunting — score every candidate on the factors that actually matter to you.
What is House Ranker?
House hunting means comparing dozens of listings across a moving target of criteria. House Ranker turns that into a structured shortlist: paste in a Zillow URL, and the app pulls the listing's photos and key attributes, scores each house on your customizable factor set, and ranks them from best to worst. You keep the final say — every AI-generated score has a reason attached, and you can override any of them.
How it works
- Add a house by pasting its Zillow listing URL — the app extracts address, price, size, bedrooms, and photos automatically
- Photos are classified by room type (kitchen, backyard, bedroom, view, etc.) so you can browse by category
- Each house is scored 1–3 on every factor, using AI to read the listing and pick the most defensible score
- Every score comes with a plain-English reason so you can see the reasoning, not just the number
- The left panel lists all houses in ranked order; the right panel shows details, photos, and scores for the selected house
- Override any score or reason when you disagree — your overrides win and are marked so you know which came from you
Your factors, your weights
The default factor set covers what most people care about when picking a house, each scored 1 (worst) to 3 (best):
- Weather — average high summer temperature at the house's location
- Neighborhood — big-lot, traditional, or none
- Privacy — how much of the neighbors you see from the backyard
- Price — banded so the same score means the same budget bucket
- House Size — square footage
- Lot Quality — flat vs. sloped, and lot acreage
- Work Needed — move-in ready vs. renovation dollars required
- Levels — single-story vs. multi-story or interior steps
- Bedrooms — count
- Water Source — city, community, or well
- Sewer Type — city, community, or septic
- View — water, valley/mountain, or none
- Pool — existing, room for one, or neither
Every factor definition lives in factors.md, which you can edit in-app. Rewrite the scoring rules, add new factors, or drop the ones you don't care about, and the app re-scores every house against the new definitions. Weights are per-factor so a 3 on Price can count more than a 3 on Pool if that's how you rank priorities.
Photos
- Photos are streamed directly from the Zillow CDN — the app never hosts image binaries
- Each photo is auto-classified into a category so you can jump straight to backyard shots, kitchen shots, or the view
- Categorization runs when a house is added and refreshes if you re-fetch the listing
Rankings and overrides
- Total score is the weighted sum of factor scores; ties break on the higher raw sum
- The address list on the left is always in current ranked order — edit a score or a weight and the list re-sorts immediately
- AI scores and your overrides are stored separately so you can revert to the AI's pick at any time
- Each override records both the score and your reason, so the shortlist stays legible weeks later when you can't remember why you bumped a house up
Privacy
- Your house list lives on the server as a single JSON file — there's no third-party analytics, no ad tracking, and no shared cross-user database
- Photos are hot-linked from Zillow's CDN, so no listing imagery is copied or persisted by the app
- The app is intended for personal / small-household use during an active house search, not as a public listings site
